In November 2021, Australia was in the midst of a once-in-a-generation property boom – which saw home values in many property markets hit new record highs.
However, growth like that isn’t just extraordinary, it’s unsustainable.
So fast-forward 12 months and you shouldn’t be surprised that the situation is very different, with national values 3.2% lower in November when compared to the year before, according to CoreLogic.
But does that mean it’s a bad time to be a property investor?
On the contrary.
For one thing, there’s less competition in the market – which increases your chance of scoring a great deal.
For another, vacancy rates are incredibly low, which, in turn, is driving rents higher – with CoreLogic reporting rental growth of 10.2% in the 12 months to November, a record high (see chart).
