What investors need to know ahead of a busy spring selling season 

Australia’s property market is picking up speed just in time for spring.  

Cotality’s latest Home Value Index shows national dwelling values rose 0.7% in August, the strongest monthly gain since May 2024. Auction clearance rates also climbed to 70%, their highest level since February 2024.  

Together, these indicators suggest the market is gaining momentum – and fast. 

Why the market is gaining momentum 

So what’s driving the uptick in activity? 

There are a few key forces at play. First, buyer demand continues to outpace supply, driving up prices. According to SQM Research, national listings rose 5.2% over the month from July to August. But even with that lift, total listings are still 4.2% below where they were this time last year and well under the five-year average. 

Second, the economic backdrop is looking more supportive. With interest rates falling, wages growing and employment levels holding firm, buyer confidence is getting a much-needed boost. 

And then there’s the seasonal factor. Spring is traditionally the busiest time of year in real estate as more homes come to market and buyers return to the market after the winter lull. This year’s already shaping up to follow the trend. New listings nationally jumped 14.4% in August, led by Sydney and Melbourne, which were up 26.4% and 27.5% respectively. 

Put it all together and you’ve got a market with improving fundamentals, seasonal tailwinds and limited stock – all of which is fuelling more competition, especially at auctions and in private sales.
